We traveled down this fall break with 12 adults and 10 kids. We had the absolute best time! We didn’t even leave the cabin for a whole day because there was so much to keep the kids occupied they didn’t want to go anywhere else. The home offers very spacious bedrooms each with a private bathroom. The theatre and game room was amazing for all of our kids, they expect it every vacation from now on. The house was very easily accessible and was in a great location between Gatlinburg and Pigeon Forge. I have sent this house to several friends and we absolutely plan to return in the future!!

The vacation home was beautiful and in a wonderful location where we were removed from the business of the Gatlinburg strip but close enough to easily access the national park and other fun activities like Dollywood and Anakeesta. I’d highly recommend this location and rental company.

We were very pleased with our stay at this cabin and with the Rental Group- Bear Tracts. We are a family of 5 with 3 children 16,13,11 and they were busy the entire time with the awesome swim spa, jacuzzi, video games, theater and pool table! We had a blast playing and staying together. The views from the living room porch are beautiful especially at night to see all the lights in town. Beds were comfortable, linens were very nice and we had lots of complimentary soaps ,shampoo, and conditioner. The Firepit out back is amazing , we loved it so much were putting in one at our house :) The ease of cutting on it as a well as the gas logs was a cinch. The location of these cabin units is great, your out of the hustle and bustle of downtown Gatlinburg but only a few minutes back to town and grocery store a quick 7 mins away.
We had a few issues with the maintenance of the house, coffee maker carafe missing and pool and jacuzzi not heating properly. Both items were gladly taken care of quickly. With the stay we also received some free activities or coupons/vouchers, this was a nice touch. We would stay again in a heartbeat.

Gatlinburg Overlook cabin was amazing! My family (6 adults, 5 children) stayed in January and we had the best vacation. We were a little concerned about the location since snow was expected but we had no problems driving to and from the cabin with snow on the ground. The game room was the best and kept the kids occupied. Game room is on the bottom floor and it didn't heat up as well as the rest of the house but none of them complained because they were so busy will all of the games. Did find a space heater in the closet on the day we checked out that we could have used. Got to enjoy popcorn and a movie in the theatre room with all of my grandkids. The cabin was super clean when we arrived and the property was well maintained. Kitchen was well stocked and had plenty of non stick pots and pans. Loved having the 2 dining tables so we could all sit together and eat. We did walk around the neighborhood and to the GreenBriar Restaurant, letting the kids play in the snow. It was honestly a great cabin and we do plan on going back!

We had a wonderful vacation over New Years with multiple families. The location was great. Very close to the downtown Gatlinburg area - a quick drive. The views from the cabin, especially at night, were amazing. We were able to see the New Years Eve fireworks and drone show from the balcony. We definitely plan to stay here again.

I had brought with me 16 members. the house fit everyone perfectly. The arcade, pool table, swim spa and fire pit were more than I could have expected. The beds were so very comfortable. The only negative I can say is .. so many stairs and the swim spa/jacuzzi had a mind of its own. 1 day the jacuzzi was hot and spa cool. The next day it was opposite.

The location is super convenient. A 5 minute drive to downtown and hillbilly golf. There’s also a really nice steakhouse that you can walk to in about 3-5 minutes nearby.

Gatlinburg Overlook provided the most breathtaking views, a place of respite for our family, and plenty of room to breathe and enjoy a moment of solitude. The kitchen was fully stocked and clean, each bedroom boasted high quality beds for the best sleep, all of the games worked and provided a healthy amount of competition, the theatre room was perfect for a movie and Xbox games, the shared living spaces were the perfect gathering space. The outdoor space is like none other. Kudos to the landscaper and designer. From the gas fire pit, to the nice and hot pool spa, to the swing, to the trickling water we spent a lot of time just being one with nature and each other. This is one of the most amazing cabins weve experienced in the 35+ years weve been visiting the area. Thank you for the quick response on the breaker and the hospitality.

The cabin was wonderful. There was a water feature (waterfall) that we could not get to work so that was a bummer. Also, there only a few hangers in each closet - not enough for the time we were there. The kids loved the game room. I wish we were given extra towels. We had 9 adults and 4 kids. It would be a great idea to had coat hooks in the entry way - somewhere to hang the coats. All in all it was a wonderful stay and having a bathroom in each room was wonderful.

The overall experience was wonderful. There were a few things that could have been a little better. The outside water feature (waterfall) was not working. We saw a neighbor cabin with theres running so we were not sure why ours wouldnt run. It seems like there was an issue with the pump. Also, we had a large party and 1 towel per person was allotted. It would have been nice to have just a bit more towels. Shelves in the bathroom or coats hooks would also help - maybe a bench to sit on in the entry way for shoes. A broom and dust pan would also help - we had 4 kids in our party so I was able to make do with cleaning up the crumbs, but a broom/dust pan would have made things much easier. The hot tub was wonderful and the location of the cabin was perfect. The Xploria app was awesome for booking activities! They were so easy to work with. All in all it was a wonderful experience.

Family vacation (7 adults, 6 kids) with ages ranging from 65 to 1. Everyone had a blast. The game room is an amazing place to hang out for all ages. Dining room was big enough to sit all of us. Fire pit is perfect for a cold night. Hot tub is huge and a perfect place to end the day. It was nice to have the tv with spotify outside. We enjoyed listening to Christmas music while sitting by the fire with everyone. No steep roads. Skip "The Strip" in Gatlinburg, but still convenient to everything. We saw a bear walking between some of the other cabins while we were sitting in the hot tub one night. We had a great vacation. Would definitely rent again. Thank You!!

The house was awesome and fit all 16 of us perfectly. I do not complain about anything but there were a few minor flaws. The lights in the bedroom on main floor would trip the breaker if you had the lights on with ceiling fan light and ceiling fan but we called maintenance (at midnight) and they responded quickly. We reset the breaker and it worked fine. Hot tub was not up to temp but kids still enjoyed it. Fire pit was awesome. Overall stay was awesome!!

We had a truly wonderful time at the Gatlinburg Overlook property. The beds were comfortable, the kitchen more than ample size, and the location was convenient to Gatlinburg - no traffic. The kids really enjoyed the theater room, arcade, and hot tubs. The Greenbriar restaurant located within walking distance is an added plus. Highly recommend for families.

The home is beautiful and well furnished with terrific game and media rooms but the outdoor space was just superb. The patio, decks, hot tub/whirlpool, BBQ, fire pit(smores) and the creek were used constantly. They were so great, the game and media rooms were hardly used even with the younger ones in our group(ages 4 to 82). We went to the National Park several times in the week we were there with the entrance about 10-15 minutes away if you avoid the downtown which was insane in the last week of July and I drive into Chicago daily. Seriously horrific traffic. Fortunately this property is only minutes from downtown but the crazy traffic can easily be avoided to get to the park and to enter the other side of downtown where parking and walking seemed much more manageable. At least to start. Loved that the home was just outside the traffic of the city. I have read that some people are not to fond of the bears and we saw several by the house and hiking. One was literally in a downtown restaurant the first week of August. A bear was seen right by the house on 3 of the days we were there. They just walked by a gulley by the house and then went of their way. One day there was one near the entrance to the subdivision and one day there were a few bears by the Greenbrier restaurant. There is bear spray on the bottom patio but it was not needed. Just be aware of the bears. Let them be and they will do likewise. Lots of things to do in town but we went mostly for the outdoors which included the Park, rafting(Smoky Mountain Outfitters-did the scenic and whitewater-about 45 minutes away and well worth it), hiking and hanging out in the back yard. The internet worked great except for when a construction crew cut the line and the city lost internet for a day! Multiple people using internet and no slow traffic. Worked great.
Caretakers were very responsive. Loved our trip and this beautiful home contributed significantly to the great time that everyone had.

This cabin sleeps a large group perfectly! 3 king bedrooms and private baths on the top floor, another king bedroom with awesome river rock dual shower heads on the main level and a 5th king bedroom and bath off the game room in the basement plus a queen bunk bed in the basement. Sleeps 5 couples well and 4 kids in the bunks. I guess adults could use bunks but no privacy so I say sleeps 10 adults and 4 kids well before you start losing privacy and using bunks and sofas. Sofa is comfortable enough to sleep on.
It’s a hot tub and swim spa combo. Large enough for a group to be in. Way bigger than a normal hot tub, but doesn’t get over 104 degrees if you like hot water. Fire pit is amazing.

This is a neighborhood with a lot of other cabins very close, BUT this one is on the end. Greenbrier Steakhouse is walking distance (dress code applies) and easy to get into Gatlinburg. Alamo Steak was 0.2 miles.
Cabin was very clean and worked well for a big group. We would stay here again.

Golden Tee was out during our stay. Our biggest complaint is the price vs. the 4 pm check in and 10 am check out. That’s a lot of money for a weekend where you basically only get to sleep the first night and out before breakfast the last. Great location, beautiful scenery. Grandkids loved the game room, theatre room, and swim spa. Adults loved gathering each evening around the fire pit.
DollyWood, rafting, hiking, fly fishing, mountain coaster riding are some fun things we experienced.

Our family of eight (Mom, Dad, and six energetic boys) thoroughly enjoyed everything the Gatlingburg Overlook property offered. It exceeded our expectations and was a great place for our crew. The property description was accurate and did not disappoint. We enjoyed the arcade games, movie theater, hot tub, backyard/firepit, amazing view, and the spacious house. The covered hot tub was a great feature for protection from the sun and rain. The property was clean and well maintained. Matt and April were great communicators and responsive to any questions we had while at the property. We enjoyed all that Gatlinburg had to offer: scenic views, hiking and nature, Mama's Fried Chicken, dinner at the Greenbrier (walking distance from property), donuts and ice cream from Mad Dog, Dollywood, Country Tonite show, and mass at St. Mary's! We highly recommend this property anyone looking for a good time in Gatlinburg. Can't wait to comeback!

The cabin was exactly as pictured! Cabin feel but with modern furnishings and clean. The game room and theater room were fun for both the kids and adults. The outdoor space was excellent with an easy to use gas fire pit and the hot tub and swim spa were a hit. Can’t beat the location either! A grocery store is down the street and an easy drive to downtown Gatlinburg or Pigeon Forge.

Wow! What a great place to stay. We took our two older daughters and they took a friend. April and Matt were very responsive to anything we needed during our stay. Everything was as advertised and I am very picky about small things. I did call them about two things that could be improved. If you use the outdoor TV the remotes do not work. You must download the ROKU app on your phone. Also, the small side hot tub is hard to program to get it to stay heated. Everything else was absolutely fantastic and I would stay here again.

This cabin was even better than we were anticipating. The outdoor area is amazing, indoor area was very spacious and the cabin had everything we needed in it already. The location to the gatlinburg strip is amazing as well. We are already talking about booking this exact cabin for a trip next year.

We visit Gatlingburg every year. this has by far been our favorite cabin. Very nice and so much to do there that you don't want to leave. We even checked in super late and they waited up to make sure we got in ok. Will book here from now

We had a great time in the cabin. We had 9 people, plenty of space and privacy for all. The place is new and was very clean.

Wonderful 4 day retreat during the pandemic with 15 family members! There was enough to keep old and young alike occupied without leaving the premise of the home...the downstairs arcade/game room entertained the kiddos; the theater was enjoyed by all. The landscaping out back with the waterfall, stream, swim spa and hot tub was just fabulous....hard to say who enjoyed that the most. We enjoyed grilling and the sitting by the gas fire pit, catching up and sharing stories; and of course, we all enjoyed sharing s’mores! Just a great time!!!
