What fees am I responsible for?

We cover credit card processing, marketing, photography, linens, and subscriptions. Owners are billed only for actual parts (batteries, bulbs, filters) at cost and any after-hours or third-party vendor invoices, with no markup.

Do you charge a monthly maintenance fee?

No. Unlike most companies, we do not charge a maintenance fee. Preventative inspections and labor are included. The only required service is general pest control ($40/month). Optional bedbug coverage is available at $36/month.

How do you handle guest vetting?

We used advanced software that verifies guest ID, credit card, and contact details. It even uses AI to compare a selfie to their driver's license, flagging inconsistencies before check-in.

What about bedbugs and pests?

General pest control is included in the $40/month service. On top of that, we provide K9 bedbug inspections three times a year at no charge. For added protection, owners may opt into our bedbug insurance program.

What makes our guest experience different?

Beyond clean, well-maintained cabins, we add real value to every reservation with free attraction passes to Dollywood, Anakeesta, dinner shows, rafting, and more - up to $1,072 every day. This not only enhances guest satisfaction but also protects your revenue by giving us alternatives to refunds when resolving issues.

How do owner payouts work?

Payouts are monthly, and itemized statements are accessible anytime through your online portal. We split the Tennessee business tax fairly. Owners only pay on their rental revenue, not on fees collected by Bear Tracts.
